Each Santhem apartment at our retirement village in Shenfield is sold with a lease of 999 years. It is your home, held as your own asset and you are free to sell at any stage, on the open market.

Select and purchase your own luxury retirement property in a beautifully maintained, fully secure environment. From here, your carefully chosen apartment is entirely yours to enjoy. Move in alongside all that matters most to you (including your pets!) and experience luxury facilities just beyond your new front door.

Six simple steps to luxury retirement living


Our team is on hand to support you through every stage of buying a retirement home. From help with moving to outstanding after-sales care, we’ll help make your new property your new home .

Step 1. Putting an apartment on hold

After a visit and having had all your questions answered, you might decide Santhem suits you. You can place an apartment on hold for up to two weeks, without paying a penny. This gives you time to chat things through with family or friends before making a decision.

Step 2. Reserving your apartment

The next step is choosing which apartment you’d like to call home. You can then put down a £1,000 refundable deposit to secure your apartment while your estate agent and solicitor begin the sales process. 

Step 3. An option to Part Exchange

There’s also the option to simplify the process of selling your current property with the help of our Part Exchange partners. They can smooth over any issues with property chains and give you the peace of mind of knowing your sale can just glide through effortlessly.

Step 4. In legals - time period

The stretch of time between reserving your apartment and exchanging contracts with Santhem lasts six weeks. During this time, we’ll be on-hand to help and support you until you’re ready to exchange. If you decide to change your mind, your deposit is fully refundable. 

Step 5. Exchanging contracts

Once you’re 100% happy to go ahead, we’ll exchange contracts. Your solicitor will organise for you to pay 10% of the purchase price, or £5,000 if you are purchasing the property with part exchange and we’ll let you know when your new home will be ready for you to move in.

Step 6. Completion – Welcome to your new home

Your solicitor will finalise the purchase of your property on an agreed date, with all the paperwork completed and the final balance paid. Now for the fun part – moving into your new home. And the Move-in Team will continue to support you right up until the moment you’re in and relaxing with your feet up.

Making the move to your new property couldn’t be easier thanks to our dedicated Move-In Team. They’ll coordinate everything throughout the process of buying a retirement home, right down to sorting your removal company. So you – and your treasured belongings – can get set up in your new home, hassle-free.

Who can live in a retirement home?
Santhem Residences offer luxury retirement apartments to those aged 65 or over. You don’t have to be retired (although most of our guests are!), and both single occupants and couples are most welcome. Our generously sized apartments and penthouses offer one or two bedrooms so you can choose the property that best fits your lifestyle.
What’s the difference between independent living and senior living?
At Santhem Residences, we offer properties for independent retirement living. This means that, unlike senior living communities, you’ll continue to meet your day-to-day needs whilst enjoying a low-maintenance property, complete with outstanding on-site facilities.
